WHAT WE DO

Our mandate

WHOM WE WORK WITH

We partner with

Data Center Operators & Developers

Access controlled, power-adjacent inventory with diligence.

Strategic Buyers & Investors

Principal or co-investment opportunities in controlled sites.

Utilities & Municipalities

Coordinate demand to suitable nodes; align upgrades with real projects.

We’re principals first. No listing feed.

A quiet engagement lane for qualified operators and miners. We prioritize your specifications, surface controlled opportunities, and coordinate targeted diligence.

  • Seat & scope: capacity targets, power class, timing, regions.

  • Access: controlled / principal options only (no public listings).

  • Deliverables: curated opportunities + briefings; targeted diligence support.

Operator Program

Our programs serve two fast-moving segments: operators scaling data infrastructure and miners seeking grid-adjacent megawatts.

Team & Network

Who are passionate about powering the next generation of digital infrastructure.

Vol Berezhniy

Partner / Origination

CRE • AI • Operator • HBS Alumnus

Vol began his career with the Department of Energy and has over 15 years’ experience across technology, real assets, and private equity—closing more than $160M in aggregate transactions. He focuses on origination and packaging of substation-adjacent, data-ready land, aligning power, zoning, and fiber. Vol maintains relationships with CyrusOne, Compass, and Crusoe Energy, supporting large-scale data center and compute developments.

Alex Perevalov

Partner / Grid & Interconnect

Utility coordination • Queue strategy

Alex brings over two decades in utility-scale power, solar, and interconnect development, having led generation and transmission projects across the U.S., Middle East, and Central Asia. He has strong working relationships with ERCOT, PJM, and major utilities, focusing on power diligence, queue strategy, transformer procurement, and step-up path execution. At Powered Land, he leads grid alignment and operator coordination.

Advisors (selected)

We collaborate with a small, active bench that pressure-tests assets and opens doors:

Miner Track - fast turn, flexible load

Power bands: 1–50 MW modular layouts
Voltage: 13.8–138 kV distribution / transmission
Tariff fit: Indexed + fixed REP options
Curtailment: Program-friendly, DR modeled
Footprint: 5–40 acres; airflow or immersion ready
Speed: Rapid interconnect validation (60–90 days)
Options: Behind-the-meter (renewables / gas), NDA first

For qualified HPC and compute operators seeking 1–50 MW grid-adjacent sites with rapid energization. We prioritize tariff fit, curtailment economics, and interconnect speed.

Why Powered Land

Power-first sourcing: substations, voltage class, capacity, upgrade pathways.

Signal-driven targeting: We track funding rounds, build announcements, public filings, and utility plans to prioritize demand.

Principal alignment: We don’t just broker. We secure control positions (acquire, JV, or option) and align directly with operators.

* Every site screened for power adjacency, zoning, and upgrade potential.

Site Criteria

DC: 50–500+ ac · Miner Track: 5–40 ac modular layouts.

1–3 mi to 138/230/345 kV; distribution (13.8–34.5 kV) for Miner Track.

DC/BESS-permissible or confirmable industrial corridors.

heavy-haul, easements, flood/fire/environmental flags cleared.

carrier presence, on-net distance; multiple long-haul routes.

Markets

Texas

ERCOT demand is peaking; we control grid-adjacent land near capacity and upgrade pathways.

New Jersey

Target parcels near substations and planned network upgrades to compress interconnect timelines.

North Carolina

Focus on sites aligned to utility plans and large-load deliverables.

Expanding

Next markets

  • Virginia: Largest data-center market globally; we chase power-ready land in NoVA & adjacent corridors.

  • Arizona: APS/SRP are setting new peak records; Phoenix is scaling fast.

  • Georgia: Atlanta led U.S. net absorption in 2024; pipeline is massive.

  • Ohio: Intel’s New Albany fab anchors long-term industrial power needs; we target grid-served parcels nearby.

  • Pennsylvania: PJM upgrades continue across PA; we prioritize sites with near-term transmission work.

* Miner-friendly signals: Texas (ERCOT) · Georgia · Oklahoma · Wyoming · North Dakota · Kentucky
